Overview

## What This Service Is, and Who It Is For

### What it is
A central heating repair is a diagnosis followed by a fix. We test rather than guess: check system pressure and flow, read boiler fault history, test the pump, diverter valve, motorised valves, thermostats and wiring centre, and check circulation across every radiator. Then we tell you which component has failed, what it costs to put right, and whether the repair is worth doing on a system of that age.

### Who it is for
Homeowners with a system that is heating unevenly, cutting out, losing pressure or making noise, and landlords who need a tenant's heating working again quickly with the paperwork to show it was done by a registered engineer.

### When you need it
As soon as the symptom appears. Heating faults are cumulative: a small leak drops pressure, low pressure stresses the pump, a struggling pump lets sludge settle, and settled sludge blocks the heat exchanger. Fixing the first fault is cheap; fixing the fourth one is a new boiler.

### Why it needs a registered engineer
Anything touching the gas side is legally restricted to Gas Safe registered engineers, and the diagnostics are where experience actually pays. The same symptom, no hot water: can be a diverter valve, a plate heat exchanger, a thermistor, a low flow rate or a wiring fault. Replacing parts in sequence until it works is the expensive way to find out.

The cost of leaving it

## What Happens If This Gets Left
Heating faults do not stay still. They cascade, and every stage costs more than the last.

### Risks and escalating costs

- A slow leak that drops pressure is topping up the system with fresh, oxygenated water every week, which is exactly how radiators corrode from the inside and sludge forms.
- Sludge that reaches the boiler's heat exchanger turns a component repair into a boiler replacement, and manufacturers will decline the claim once the system is proven to be dirty.
- Running with a failing pump or blocked valve means the boiler cycles hard, wearing out the parts that are still healthy.
- A cold house is a damp house. Unheated rooms grow mould on external walls and around windows, damaging plaster and decoration.
- For landlords, leaving a tenant without heating or hot water is a repair obligation with a clock on it, not a discretionary job.

### Mistakes we are called out to fix

- Repeatedly topping up pressure through the filling loop instead of finding the leak that caused the drop.
- Adding leak-sealer additives, which can block the very heat exchanger and valves that are still working.
- Buying parts online and asking an engineer to fit them, with no way to know the part was the fault in the first place.
- Bleeding radiators every few weeks and treating it as normal: repeated air means water is coming in from somewhere.
- Accepting "it needs a new boiler" without a diagnosis that names the failed component.

Our process

## How We Carry Out the Work, Step by Step

- 1
### Step 1: Symptom triage on the phone
We ask what is actually happening, which radiators, whether hot water works, what the pressure gauge reads, any fault code on the display. That usually tells us which parts to bring, so the first visit is more likely to be the only visit.

- 2
### Step 2: On-site diagnosis
Pressure and flow checks, electrical testing at the wiring centre, pump and valve testing, temperature readings across the flow and return, and a full sweep of every radiator to see where circulation stops.

- 3
### Step 3: Fixed price before repair
We tell you the failed component, the price to repair it, and honestly whether that repair makes sense on a system of that age and condition. Nothing gets done until you say yes.

- 4
### Step 4: Repair
The failed part is replaced, connections are remade properly, and the system is refilled, re-dosed with inhibitor where it has been drained, and vented.

- 5
### Step 5: Test, balance and verify
We run the system through a full heating and hot water cycle, confirm every radiator is heating, take combustion readings where the boiler has been worked on, and check the fault has genuinely gone before we pack up.

What you get

## The Difference It Makes

### Fault found, not guessed at
Diagnosis before parts. You pay for the component that failed, not a sequence of expensive experiments.

### You know the cost first
A fixed repair price agreed before work starts, no hourly meter running while we investigate.

### Stops the cascade
Fixing the leak or the pump now protects the boiler, the radiators and the heat exchanger from the damage that follows.

### Straight answer on repair versus replace
If a repair is throwing money at a system that is finished, we say so and show you the figures both ways.

### Gas safety checked as standard
Any time we work on the gas side, safety checks and combustion readings are part of the job, not an add-on.

### Warmth back the same visit, usually
Common failure parts travel with us, so most routine faults are repaired on the first call rather than booked in twice.

In detail

## Central Heating Faults We Repair
Cold at the bottom, warm at the top usually means sludge: magnetite settling in the base of the radiator where flow is slowest. Cold at the top, warm at the bottom is almost always air, and air that keeps coming back means water is entering the system somewhere it should not. Radiators that are cold at one end of the house only usually point to balancing or a partial blockage rather than a boiler fault. Reading those patterns saves hours of the wrong work.

Pressure loss on a sealed system has a finite list of causes: a leaking joint or radiator valve, a failed expansion vessel, a passing pressure relief valve discharging outside, or a corroded pipe under a floor. We test the vessel charge, check the external discharge pipe for evidence of weeping, and pressure-test rather than assume. A vessel that has lost its charge is a common and inexpensive fix that is frequently misdiagnosed as a leak.

No hot water with working heating, or the reverse, points at the diverting components: a stuck diverter valve on a combi, or a failed motorised valve and actuator on a system with a cylinder. On combis, a blocked plate heat exchanger gives lukewarm water that runs hot then cools, and that blockage is a symptom of a dirty system, so cleaning the system matters as much as changing the part.

Noise is diagnostic too. Kettling: a rattling boil: means scale or restricted flow across the heat exchanger. A humming or grinding circulating pump is a bearing on the way out. Banging pipework when the boiler fires is usually expansion against a joist or clip rather than a fault in the system, and it can often be resolved without any part at all.

### Residential and commercial properties
We repair domestic systems in houses, flats and rental properties as standard. Small commercial premises running on domestic-type wet systems are also within scope; larger plant, commercial boiler houses and sealed pressurised plant rooms are not, and we will tell you straight away if a job falls outside what we cover.

### Variations of this service

- Leak detection and repair

Tracing pressure loss to the actual joint, valve, radiator or buried pipe, and repairing it properly rather than sealing it chemically.

- Pump and valve replacement

Circulating pumps, motorised zone valves, actuators, diverter valves and automatic bypass valves.

- Powerflush and system cleanse

Chemical cleanse and powerflush for sludged systems, followed by inhibitor and a magnetic filter to stop it recurring.

- Controls and wiring faults

Thermostats, programmers, wiring centres and cylinder stats: the faults that look like a broken boiler but are not.

### Materials, parts and equipment

- Grundfos and Wilo-pattern circulating pumps
- Motorised zone valves, actuators and diverter valve assemblies
- Expansion vessels, pressure relief valves and gauges
- Thermostatic and lockshield radiator valves
- Cleansing chemicals, inhibitor and magnetic filters
- Programmable, wireless and smart thermostats

Questions

## Central Heating Repairs: Frequently Asked Questions
How much does a central heating repair cost?It depends entirely on which component has failed, which is why we diagnose first and quote a fixed repair price before doing the work. You will never get an open-ended hourly bill from us, and you decide whether to go ahead once you know the number.

How quickly can you get to a heating breakdown? We answer the phone seven days a week, 8:30am to 5:30pm, and we tell you the same day whether we can get to you. If you have no heating or hot water at all, say so when you ring: those calls get prioritised.

Why do my radiators keep needing bleeding?Air that keeps coming back means water is getting in, usually a small leak that you are unknowingly topping up through the filling loop, or a failed expansion vessel. It is worth fixing quickly, because that fresh oxygenated water is what corrodes radiators and creates sludge.

My pressure keeps dropping. Is that serious? It always has a cause: a leaking joint or valve, a failed expansion vessel, or a passing pressure relief valve. None of them are catastrophic caught early. Left alone, the repeated refilling causes internal corrosion that eventually costs far more than the original fault.

Should I repair my heating or replace the system? We give you the honest figures both ways: the cost of this repair, the condition of the rest of the system, and what a replacement would involve. If the boiler is sound and one component has failed, repair is usually the sensible spend. If the heat exchanger is compromised on a system full of sludge, it often is not.

Do you repair all boiler and system brands? We work on all the major domestic brands and install Worcester Bosch, Vaillant, Baxi and Heatline. If a genuine manufacturer part has to be ordered in, we tell you the wait before you commit.

Is a powerflush always necessary? No. It is necessary when there is real evidence of sludge: cold spots at the bottom of radiators, dirty system water, a blocked heat exchanger. If your system is clean, we will tell you it does not need one rather than selling you one.

Do you carry out repairs in rental properties?Yes. We arrange tenant-friendly appointment slots, keep the landlord or agent informed, and email the paperwork through so the compliance record is complete.

Still not sure? Send us the details or ring 07523 738285.
