Pipework and fittings are checked for soundness so there is no gas escaping at a joint you would never see or smell in normal use. This is not a visual glance at the boiler casing. It is a set of measured checks with equipment, and the results, including flue gas readings where relevant, are recorded on the certificate itself, not just summarised as a pass. ## Landlord duties: what the law actually requires If you let a property with gas appliances, you are legally required to have every gas appliance and flue that you own checked annually by a Gas Safe registered engineer, and to give tenants a copy of the current certificate. New tenants must receive a copy before they move in, or within 28 days if the check happens shortly after they move in, and existing tenants must be given a copy within 28 days of the check being carried out. The duty sits with the landlord, not the letting agent, even where an agent manages the property day to day, so it is worth confirming directly that the certificate has actually been renewed rather than assuming it has been handled. Missing the annual deadline is not just an administrative slip: it can affect insurance and any subsequent tenancy dispute. ## Landlord certificates for portfolios and multiple properties Landlords with more than one property tend to end up with certificates falling due on different dates for different properties, which makes it easy to lose track of what is due and when. Where a property has multiple gas appliances, a boiler, a gas fire, a gas hob, all of them need to be included in the same visit and certificate, so it is worth confirming what is actually installed at a property before the engineer attends, particularly with older tenancies where appliances may have been added over the years. ## Carbon monoxide: why the check exists at all Carbon monoxide is produced whenever gas does not burn completely, which happens when an appliance is faulty, poorly maintained, or starved of the air it needs to combust properly, or when a flue is blocked or disconnected so the gas has nowhere safe to go. It has no smell, no colour and no taste, and low-level exposure produces symptoms, headaches, nausea, fatigue, that are easy to mistake for a virus or tiredness. A gas safety check is the practical defence against this: it catches the faults before they become an exposure incident, rather than relying on an alarm to catch a leak that has already started. A carbon monoxide alarm is a useful backstop and we would always recommend one is fitted and tested, but it is not a substitute for the appliance actually being checked and maintained. ## Boiler servicing alongside the safety check A boiler service and a gas safety check cover overlapping but not identical ground. A service looks specifically at the boiler's internal components, seals, condition and efficiency, in line with the manufacturer's recommended schedule, which matters for keeping any manufacturer warranty valid. Where it makes sense, we can carry out both on the same visit for a boiler, so you are not paying for two separate call-outs to look at the same appliance from two different angles. ## Gas hob and gas fire installation: getting new appliances certified from day one Installing a gas hob or a gas fire is notifiable gas work and needs to be carried out and certified by a Gas Safe registered engineer, the same as any other gas appliance. Getting this right from the point of installation matters for a landlord's certificate later, because an appliance that was fitted without proper certification can complicate an otherwise straightforward annual check. We install gas hobs and can service existing gas fires, and in both cases we test the installation for gas tightness and correct operation before we consider the job finished, regardless of whether it is a new appliance or an existing one being brought back into safe working order. ## What happens if we find an appliance is unsafe If an appliance fails a safety check, it will be classified as either immediately dangerous, at risk, or not to current standards, and the appropriate action follows that classification, up to and including disconnecting the appliance on the spot if it presents an immediate risk.
