## What This Service Is, and Who It Is For

### What it is
A Gas Safety Certificate is the record produced after a Gas Safe registered engineer inspects the gas appliances, pipework, flues and ventilation in a property and tests them against current safety standards. It states what was inspected, the results of the tests, and whether anything was found to be at fault or unsafe. Every new boiler installation we carry out includes a FREE Gas Safety Certificate.

### Who it is for
Homeowners who want documented proof their appliances are safe, buyers and sellers during a property transaction, landlords and letting agents meeting their legal duties, and anyone who has just had gas work carried out and wants the installation verified.

### When you need it
Annually for rented property as a legal requirement, when buying or selling, after any significant gas work, when moving into a property with an unknown maintenance history, or whenever you smell gas, see sooting or staining near an appliance, or have symptoms that could point to carbon monoxide.

### Why it needs a registered engineer
Gas appliances fail quietly. A partially blocked flue, a cracked heat exchanger, inadequate ventilation or a slow gas leak produce no obvious symptom until they produce a serious one. The inspection exists to find those conditions with instruments rather than by consequence, and only a Gas Safe registered engineer can lawfully carry it out and certify it.

## What Happens If This Gets Left
The risks a gas safety inspection is designed to catch are the ones you cannot see or smell.

### Risks and escalating costs

- Carbon monoxide has no colour, taste or smell. Its early symptoms resemble flu, and the appliance producing it usually appears to be working normally.
- A blocked or leaking flue can spill combustion products directly into a living space, and a room-sealed appliance with a failed case seal does the same.
- Undetected gas leaks on old pipework or at appliance connections are both an explosion risk and a cost you keep paying on the meter.
- Inadequate ventilation for an open-flued appliance changes how it burns, and not for the better.
- For landlords, letting a property without a current gas safety record is a criminal matter, not an administrative oversight, and it undermines your position entirely if an incident occurs.

### Mistakes we are called out to fix

- Assuming a boiler that is running is a boiler that is safe.
- Treating the certificate and the annual service as interchangeable: they are different jobs.
- Having only the boiler checked and forgetting the gas fire, the cooker or the hob in the same property.

We identify every gas appliance in the property, check its location, clearances and installation, and inspect the pipework route and condition from the meter onwards.

A tightness test on the gas installation, plus working pressure and gas rate checks at each appliance to confirm each is receiving and burning the correct amount of gas.

Flue integrity and termination checked, ventilation verified where required, and flue gas analysis carried out with the readings compared against acceptable ranges.

In detail

## Gas Safety Inspection Detail
A proper inspection is instrument-led. Tightness testing establishes whether the installation holds pressure and whether there is a leak anywhere between the meter and the appliances. Working pressure at each appliance and gas rate measured at the meter establish whether each one is receiving what it needs. Flue gas analysis establishes whether it is burning correctly. Without those measurements, an inspection is an opinion; with them, it is a record you can rely on.

Flue and ventilation faults are the most consequential findings. Room-sealed appliances rely on intact case seals and a sound flue to keep combustion products separate from room air, and both deteriorate. Open-flued appliances rely additionally on adequate ventilation and correct draught, and both are frequently compromised by later building work: a new extractor fan, a sealed-up air brick or a replacement window can change how an existing appliance behaves. We check the appliance in the building as it is now, not as it was when it was fitted.

Findings are classified rather than described loosely. Immediately Dangerous means the appliance presents an immediate risk and, with your permission, it will be turned off and labelled. At Risk means a defect that could become dangerous, and the same applies. Not to Current Standards means the installation does not meet today's requirements but is not judged unsafe. We explain which category applies, what the practical consequence is, and what putting it right involves and costs, and nothing is disconnected without explaining why first.

Landlords should note that the inspection is not the same as a boiler service, though the two are often done in one visit. The certificate is a safety record; the service is manufacturer-scheduled maintenance that keeps the appliance reliable and the warranty valid. Doing both in a single appointment saves a second visit and, in a tenanted property, a second access arrangement.

## Gas Safety Certificate: Frequently Asked Questions
How much is a Gas Safety Certificate in Liverpool?We quote a fixed price when you ring, based on how many gas appliances need inspecting. It is free with every new boiler installation we carry out.

How long does the inspection take?Around half an hour to an hour for a single appliance, longer where there is a boiler, a fire and a cooker to inspect. Combining it with a boiler service adds time but saves a second visit.

How quickly will I get the certificate?Same day wherever possible. We email a digital copy to you, and to your letting agent as well if you want us to.

How long is a Gas Safety Certificate valid for?Twelve months from the date of the inspection. Landlords must hold a current record for the property and provide copies to tenants, so it is worth booking slightly ahead of the expiry date.

Is a Gas Safety Certificate the same as a boiler service?No. The certificate records a safety inspection of the gas appliances and installation. A service is manufacturer-scheduled maintenance on the boiler that keeps it reliable and keeps the warranty valid. Many customers book both together.

What happens if an appliance fails the inspection?We tell you the classification: Immediately Dangerous, At Risk, or Not to Current Standards: explain what it means in practice, and quote a fixed price to put it right. With your permission an unsafe appliance is turned off and labelled, and we explain the reasoning before doing anything.

Do you inspect gas fires, cookers and hobs too?Yes. The inspection should cover every gas appliance in the property, and we record each one on the certificate.
