## What This Service Is, and Who It Is For

### What it is
A Landlord Gas Safety Record: commonly called a CP12: is the annual inspection and record a landlord is legally required to hold for every gas appliance and flue in a rented property. A Gas Safe registered engineer inspects and tests each appliance, the pipework and the flues, records the results, and issues the record for the landlord to keep and to give to tenants.

### Who it is for
Private landlords with a single property, landlords with portfolios, letting and managing agents arranging compliance across multiple addresses, and HMO operators who need every appliance in the building recorded.

### When you need it
Every twelve months, and before the start of any new tenancy. Existing tenants must be given a copy within 28 days of the inspection, and new tenants at the start of the tenancy, so it pays to schedule ahead of expiry rather than on the day.

### Why it needs a registered engineer
This is a legal duty with criminal liability attached, and the appliances in a tenanted property are the ones you personally see least often. Tenants rarely report a gas fire that is sooting or a boiler making an unusual noise until it stops working. The annual inspection is how those conditions are found, and the record is how you demonstrate you met your obligations.

Gas compliance is the area of letting where the consequences of drifting are the most serious.

The CP12 is completed and emailed to landlord and agent the same day wherever possible, and we set an annual reminder so next year's inspection is booked before it lapses.

## CP12 Inspections, Portfolios and HMOs
The landlord's duty covers appliances and flues the landlord owns and provides. Where a tenant has brought their own gas appliance, the appliance itself is not the landlord's, but the installation and the flue serving it remain within scope, and in practice it is worth having the whole picture recorded so there is no ambiguity later. We identify every gas appliance on site at the inspection and record what was and was not within scope, so the file is unambiguous.

HMOs and multi-occupancy buildings need more care. There may be a communal boiler plus individual appliances, several kitchens with separate cookers and hobs, and access to arrange with multiple occupants. We plan those inspections as a single coordinated visit wherever access allows, and record each appliance individually so the documentation shows exactly what was inspected in which part of the building.

Timing and record-keeping are where landlords most often come unstuck. The record lasts twelve months from inspection. Existing tenants must receive a copy within 28 days, and new tenants at the start of the tenancy. Where an inspection is done slightly early, the renewal date can be maintained rather than drifting forward each year.
