Gas Safe registered no. 576059 · fixed written price before any work starts

Some heating work is a single call-out to a single household. Other work is planned months in advance, sits inside a wider building project, or needs to happen consistently across several properties on a schedule that a landlord or managing agent can actually rely on. That second category needs a contractor who can sequence work around other trades, keep track of compliance dates across multiple addresses, and give a fixed price that does not move once the job is under way.

Harrison E Jones Heating is Gas Safe registered under number 576059, licence 3715984, and we take on installation, upgrade and compliance work at this scale across Liverpool, Knowsley, Halton and St Helens. We answer the phone seven days a week from 8:30am to 5:30pm, which matters when you are coordinating several jobs and need a straight answer quickly rather than waiting on a callback.

This page is aimed at landlords, property managers and anyone running a renovation or new-build project where heating is one part of a bigger job that needs to be sequenced correctly.

## What sets contractor-scale work apart from a single job
A single household repair is reactive: something has gone wrong and it needs fixing. Contractor-scale work is planned: a landlord scheduling annual certificates across a portfolio, a developer needing heating installed to a timetable that fits around plastering and flooring, or a property manager who needs one point of contact rather than negotiating with a different tradesperson every time an issue comes up. The planning and communication matter as much as the technical work itself.

We give fixed written prices for planned work the same way we do for single jobs, agreed before work starts, so a project budget does not have to absorb the uncertainty of day-rate labour on a job that might run long.

## Landlord and rental portfolio heating work
Landlords with several properties tend to be managing a mix of ongoing needs at once: annual gas safety certificates falling due on different dates, older boilers that need replacing before a new tenancy starts, and repairs that come in reactively from whichever property has an issue that week. Coordinating that across a portfolio is harder than managing one household's heating, mainly because it is easy to lose track of what is due where.

We can work with landlords on a recurring basis, covering certificates, servicing and repairs across multiple addresses, and keep you informed about what is coming up rather than leaving compliance tracking entirely to you.

## Sequencing heating work with builders and other trades
On a renovation, extension or new-build, heating installation needs to happen at a specific point in the build sequence, generally after first-fix electrics and before plastering closes the walls up, and it needs to be coordinated so pipework runs do not conflict with other trades working in the same space. Turning up too early means working around walls that are not ready; turning up too late means either delaying the whole project or cutting into finished surfaces to fit pipework that should have gone in earlier.

We work directly with builders, project managers or homeowners managing their own renovation to fit the heating installation into the actual build programme, rather than treating it as a job that happens in isolation from everything else going on at the property.

## Central heating installation for new-build and larger renovation projects
On a project scale, a central heating installation is specified against the finished building's heat loss, not against an existing system that is being patched, which gives more freedom to design pipework runs, radiator positions and zoning properly rather than working around existing constraints. We produce a written specification covering boiler output, radiator schedule, pipe routes and controls before work starts, which also makes it easier to coordinate with an architect or building control where the project needs that level of documentation.

For larger or multi-unit projects we can discuss the programme and sequencing directly with the main contractor, so heating fits into the overall schedule rather than becoming the item that holds everything else up.

## Heating system upgrades across multiple units or a single larger property
Where a property is being brought up to a better standard rather than fully rebuilt, upgrades to controls, zoning and individual components can improve performance without the disruption of a full reinstallation. On multi-unit properties or HMOs this might mean standardising controls across units so they are consistent to maintain, or upgrading a communal system's zoning so different parts of a building can be heated independently.

We assess what is already installed before recommending an upgrade path, and for portfolio landlords we can recommend a consistent specification across properties so that maintenance and parts availability stay straightforward over time.

## Boiler installation as part of a wider compliance and maintenance plan
For landlords, a boiler replacement is often triggered by a change of tenancy, an ageing appliance approaching the end of its realistic service life, or a certificate check flagging a fault that is not worth repairing. We fit Vaillant, Worcester Bosch, Baxi, Heatline and Main, and can time an installation to fit around a tenancy changeover so the property is not without heating while occupied.

New boilers are fully fitted from £1,299 with a FREE Gas Safety Certificate issued with every installation, which for a landlord also resets the compliance clock cleanly alongside the new appliance.

## Landlord certificates as part of a managed compliance schedule
The annual gas safety certificate obligation does not pause for a change of tenant, a change of managing agent, or a busy period; it simply falls due every 12 months per property. For landlords managing several properties, tracking those dates individually is where things slip. We can carry out landlord certificates on a recurring schedule across a portfolio and flag upcoming renewals in good time.

Where a certificate check identifies a fault, we explain what was found and what is needed to resolve it, and can carry out the repair or replacement directly rather than leaving you to source a second contractor to close out the finding.

Questions

## Heating Contractor: Frequently Asked Questions
Do you work directly with builders and project managers?Yes, we coordinate heating installation with the wider build programme rather than scheduling it in isolation.

Can you manage gas safety certificates across a whole portfolio?Yes, we can carry these out on a recurring schedule across multiple properties and keep you informed of upcoming renewal dates.

Do you offer different pricing for portfolio or multi-property work?Every job is quoted in writing before work starts, and we are happy to discuss scheduling and scope for recurring or multi-property arrangements.

How far in advance should heating be scheduled on a renovation? As early as possible, ideally at the point first-fix electrics are being planned, so pipework and boiler positioning are agreed before walls close up.
